REFERENCES

To consult about the availability of the offered apartments to be rented the lodger should complete the form, found in our web site and send it, or phone to our office.

HOW TO BOOK THE REQUIRED APARTMENT

  1. Once Baires Rental Aparts has confirmed the availability of the required apartment, the lodger should:
    • Complete the booking form, which will be sent by e-mail and sent to Baires Rental Aparts again. The person to book should be over 21 years old and state his complete names and surname, age, type and number of identity card or passport in that case, real address and occupation. He should also select the chosen apartment, approximately. He should also state the complete identification of each person in the apartment to be lodged, that is: complete names and surnames, passport and identity card numbers, age and the real address of each one. He should also state if he wants a double or single bed.
      Anyway, the number of lodgers should not exceed that one shown in our website for each apartment in particular.
    • Pay the corresponding 20% of the complete stay as a deposit. It should be paid through Western Union or through Moneygram. Baires Rental Aparts will give you the necessary information for such transaction in due time. Once Baires Rental Aparts has confirmed the accredited payment, it will accept the booking and will communicate it to the lodger by e-mail.
  2. Money will not be given back in case the lodger cancels the booking already made.
  3. To the supposed booking cancellation by the apartment's owner, Buenos Aires Rental Aparts will be able to choose either to take the given money to book another similar available apartment for rent, or to give the total payment back.

HOW TO SIGN THE LEASE CONTRACT

  1. On the day and at the time of the lodger's arrival, previously arranged, an agent from Buenos Aires Rental Aparts or the apartment's owner, will show you the different rooms, their fittings and how to use them. He will also tell you about the building rules and will inform you where the apartment is situated, means of transport, tourist places, bars, restaurants, parks and everything to make your stay more comfortable and more pleasant.
  2. Al that moment the signing of the lease contract and the inventory of the real estate and chattels with which the rented apartment is furnished, will take place.
  3. To sign the contract, the lodger should show his identity card or original passport – in that case, he should give a copy of it to our agent or to the apartment's owner.
  4. At that very moment, the lodger should complete the total amount of the payment for the previously arranged rent, the deposit in trust, the commission and cleaning expenses, receiving the keys of the rented apartment from Baires Rental Aparts.
  5. All of the payments should be made cash (American dollars or its equivalent in euros or Argentinian pesos). No other currency or way of paying will be accepted.

DEPOSIT IN TRUST

  1. The value of the deposit in trust in order to be the lodger the responsible for any missing thing, damage or irregularity seen in the apartment at the time of the check out, will vary according to the period of time of the rent, that is:
    • Up to a two- week stay: one- week deposit.
    • Up to a month-stay: two - week deposit.
    • From 1 to 3 months: a month - deposit.
    • From 3 to 6 months: two month – deposit.

  2. The deposit money will be given back at the moment of the check out after having checked the apartment first. If there were any damage, any missing thing or any irregularity in the apartment, made by the lodger, he should pay the expenses, either for their mending or replacement, being the apartment´s owner the one to choose, making a discount from the deposit money in making a discount from the deposit money in trust. In case the damage exceeded the value of the deposit, its difference should be paid cash by the lodger at the moment of the check out.
  3. The valuation of the missing things or damages in the furniture or in the rented apartment, will only be made by Baires Rental Aparts staff and/or by the owner of the property at the moment of the check out.

ESTAY

  1. The pointed price for the rent of any of the apartments shown in our web site, is in U$S.
  2. Any exchange to Argentinian pesos or to euros, should be made at current stock exchange quotation and according to www.dolarhoy.com.ar website.
  3. The price for the rent includes the electricity, gas, current water, TV on wire, consumed expenses, town council taxes, the supply of sheets, blankets, duvets and towels, according to the number of lodgers detailed in the booking and to the contracted period. Servant service is not included.
  4. The phone call service set in the apartments is fit to receive local calls which include a limited credit to make them. The price for this service is included in the rent. If the lodger decides to make calls to mobile phones, inter-urban or international calls and/or to exceed the credit for local calls, he should get pre –paid phone cards.
  5. The temporary rent contracts have start and end dates. If the lodger decided to stay longer, it would only be possible if the apartment were available in the required date, making a new temporary rent contract.
  6. To agree with Argentinian present laws, the longest period of time for each tourist lease contract will be of six months, renewing it by parties consent.

CHECK IN AND CHECK OUT

  1. The set time for the check in is at 2:00 p.m, being it possible to change earlier in the case that, on that day the apartment were not asked for another lodger. The check out time is at 10:00 a.m, having the possibility to modify it according to the lodger´s necessity, provided that the apartment were not rented on that day.
  2. Different people from those stated by the lodger in the booking form is a reason for dislodging the apartment.
  3. The apartments’ owners for rent or Baires Rental Aparts keeps the admission rights.
  4. Check in and check out will be made from 8:00 am to 8:00 pm. At any other time, the lodger should pay 20 additional American dollars (U$S 20).

LIMITS ON RESPONSABILITY

  1. Baires Rental Aparts works as managing agent in the apartment lease contracts published in its website, previously arranged with their owners. It takes photos to every published apartment, but it is not the responsible of the eventual design changes the owners decided to do.
  2. Concerning to the services of electricity, gas, phone, water, wire and Internet in its case, lodgers should know that their supply depends on the borrowing companies, different from Baires Rental Aparts and from the owners of the lease properties.
    That is why, if there is any problem with the service supply, the apartment’s owner should be informed by Baires Rental Aparts so that he may claim to the respective borrowing company, taking into account that the delay on the solution about the possible irregularities on the service will particularly depend on them.
  3. In the case the booked apartment has been damaged or lacked any service before the lodger’s arrival, Buenos Aires Rental Aparts, will offer as you decide, like a possible option to solve the problem: a) A similar apartment at a similar price, or b) to give the booking money back.
  4. According to the offered additional services, Baires Rental Aparts only manages and provides them to the lodgers, so, it is not the responsible either for any consequence coming from the contract with the services themselves or with the activity developed by their suppliers.

COMMISSION

The corresponding commission for the managing activity from Baires Rental Aparts, will be ten per cent (10%) from the total amount of the contract rent. It will be paid at the check in and at the moment of the signing of the above mentioned lease contract.

AGREEMENT WITH THE TERMS AND CONDITIONS
